Laundry Closet

A desirable feature of this codo is having a full-size washer and dryer right in the unit. Nothing is more of a time waste than having to leave your apartment and trudge out to a laundromat to clean your clothes!



Like the kitchen, the laundry center was functional but not in the best of shape. The vinyl floor was wavy, discolored from one too many bleach spills and curling up around the edges, and the paint was flaking off in places. We decided to go ahead and pull the closet bare and freshen things up for the new resident.



With the washer and dryer removed, the old vinyl floor was removed, exposing the water-stained underlayment. It appears that the warpage in the floor was caused by the underlayment soaking up water from spills. After pulling up the underlayment, we discovered that there was hardwood underneath. Unfortunately, it was ruined from the moisture as well.



You can also tell that the closet had been retrofitted to hold the washer and dryer - the original door jambs were trimmed back to make the opening wide enough so that the appliances could be placed in the closet. Where the jambs used to be, white mortar was poured to fill the void. We decided to simply pull up the entire floor and replace it with tile. This would provide a water-resistant surface for the laundry closet, and give us access to repair the hardwood floor in the hallway in front of the laundry closet. To remove the floor, a circular saw was used to cut a line across the closet threshold.



Just like in the Bedroom Closet repair, the hardwood was pulled up to expose the subfloor underneath. This provided the access to slip in a replacement hardwood strip to patch the hallway.



With all the dusty work done, a fresh coat of semi-gloss paint was rolled out the lighten things up.



Once the paint was dry, a sheet of concrete backer board was cut to fit and fastened down. The purpose of the backer board is to provide a stable, flex-free base for tile to be laid on top of. Any flexing of the floor will cause the tiles to "pop" free over time.



The plywood shelf was repainted and reinforced on the front edge with a length of aluminum angle stock. This provided both a clean, finished front edge and some additional reinforcement. I had noticed the the shelf was slightly bowed from the weight of the dryer when I removed it, and didn't want it to continue! I tossed the dryer on top just to get it out of my way in the bedroom.



For some reason, Dad seems to enjoy setting tile. I think it's because he doesn't get enough chances to play with his tile saw. Doesn't he look happy here? Not only is his work pretty darn good, but he works real cheap!

After letting the thinset mortar dry overnight, I took a tube of brown latex caulk and filled the gap between the hardwood floor and the first course of tiles. This will allow for the expansion and contraction of the flooring without cracking the grout. After another night to allow the latex to cure, I grouted the tiles.

With the washer/dryer hooked up and the closet doors re-installed, the laundry center is ready for several more years of service!
