Please refer to the information sheet that was provided when the lease was signed for your username and password. What do I need to do to move into one of your properties?
We require an application to be filled out as part of the screening process. You will need to provide background information such as your social security number and current address, among other things. We use the application provided by Montgomery County, Maryland's Department of Housing and Community Affairs website. Married couples only need to fill out a single application. For non-married applicants that want to share a property, each potential resident must fill out a separate application. How much is the application fee?
There is no application fee at all. Unlike other rental companies, we do use applications as a source of profit. It's unfair that other companies collect a non-refundable application fee, even if somebody else gets the property! We do charge a fee of $25 per applicant if you need for us to pull your credit report. But you can avoid this cost by providing a copy of your report that is less than 30 days old- see the next question to learn how!

How can I get a free copy of my credit report?
Thanks to legislation in 2005, anybody can get one free copy of their credit report per year from each of the three main credit reporting agencies: Experian, Equifax and Trans Union. While Maryland residents have had this right for years, it is new as of 2005 in other states. To get your free copy, visit AnnualCreditReport.com and follow the easy steps online. We prefer that you submit the Experian report with your application, since in our opinion it is the best formatted and easiest to read.

How do you choose which applicant gets the property?
We practice fairness and follow the letter of the law when it comes to approving applications. When you submit a completed application, it will be dated and numbered. All applications are processed in the order that they are received, and the first applicant that meets the approval criteria is offered the property. If that applicant declines the offer, then the next application in order is processed. Please note that an application is not considered completed and will not be numbered/processed until it is filled out fully and either a copy of the credit report or a check for the credit report fee is provided. If you are truly interested in a property, we recommend you bring a completed application and credit report with you to the open house.
